Buying in Colombia · OCTOBER 15, 2026

Foreigners can buy property in Colombia with the same rights as Colombians: there's no restriction on nationality, no local partner needed and no special permit. What changes is the process around the money and the paperwork. This page brings together what a foreign buyer needs to start: where to look, what's on the market now and how the purchase works.

Where foreigners buy in Medellín

AreaWhy buyers choose it
El PobladoThe most liquid market and the strongest demand from foreign tenants; from compact units for rental to penthouses with views
EnvigadoLarger homes for the money, a family market, steady appreciation and the best climate in the valley
LaurelesFlat, walkable and loved by long-term expats; spacious apartments in established buildings
SabanetaThe lowest entry prices of the four and modern gated developments

We also work with properties that aren't published. Tell us your budget, the area and what the property is for — living, renting or a visa — and we'll put together a shortlist.

How the purchase works, in short

  1. Choose the property and agree the price. A purchase promise (promesa de compraventa) sets the price, the payment schedule and the date for the deed.
  2. Check the title. A lawyer reviews the certificate of title (Certificado de Tradición y Libertad) for liens, the seller's identity and pending taxes and building fees.
  3. Bring the money through the formal exchange market, so it is registered as foreign investment with Banco de la República. This protects your right to take the money out when you sell.
  4. Sign the deed at a notary and register it. From that moment the property is legally yours.

The full step-by-step is in our guide to buying property in Medellín as a foreigner. You don't need to be in Colombia for every step: much of it can be done through a power of attorney, which your lawyer can prepare.

What it costs on top of the price

As a rule of thumb, budget around 2% of the price for the buyer's share of notary fees, registration tax and registration fees, plus legal fees. After that you'll pay property tax every year and the building fee every month. Everything is explained in taxes and costs of owning property as a foreigner.

Buying to get a visa

A purchase of at least 350 monthly minimum wages — COP 612,816,750 in 2026 — in your name alone can qualify you for the M investor visa, valid for up to three years and renewable. See the investor visa through real estate. If the visa is your goal, tell us at the start so we only show you properties that meet the threshold.

Buying to rent out

If you plan to rent the property, decide early whether it will be a monthly furnished rental or a short-term rental. Short stays under 30 days need the building's bylaws to allow tourist use, a zone where it's permitted and registration in the national tourism registry — read short-term rental rules in Medellín before you buy. We also manage rentals for owners who live abroad.
