What's the difference between a furnished rental and a traditional lease?
Furnished rentals include full furniture, WiFi and utilities, with contracts from 30 days and no guarantor — ideal for foreigners and temporary stays. Traditional leases are unfurnished, 12-month minimum under Colombian Law 820, lower monthly rent, and require a co-signer or rental insurance policy — ideal for long-term living.
Do I need a fiador (guarantor) to rent with you?
For furnished rentals, no: book with your passport, first month and deposit. Traditional leases do require backing: a co-signer with local property or an approved rental insurance policy.
Do you serve clients who don't speak Spanish?

Which areas do you cover?
El Poblado, Laureles, Envigado, Sabaneta, Ciudad del Río and Las Palmas — the areas with the best quality of life and appreciation in the Aburrá Valley.
Can a foreigner buy property in Colombia?
Yes, with the same rights as a Colombian citizen: you only need a passport and to register the investment with the Central Bank. We handle the entire legal and FX process with you.
How do I schedule a property visit?

Can I pay in USD or with an international card?
Yes, we offer flexible payment options for international clients and will recommend the best method for your case.
Are contracts available in English?
Contracts are signed in Spanish (a legal requirement in Colombia), but we provide a courtesy translation and explain every clause in your language before you sign.
What does Airbnb management cost?
The fee depends on the property and operating model. Request a free projection: we present estimated net income with our management already discounted.
What's the minimum stay for furnished apartments?
30 days. Longer contracts (3, 6, 12 months) get progressively better monthly rates.
