Can a foreigner buy property in Colombia?

Yes — with the same rights as a Colombian citizen. You don't need a visa or residency: a valid passport is enough. The key is doing the process correctly, especially the currency registration.

The purchase process, step by step

  1. Search and selection: define your goal (residence, short-term rental, long-term rental, appreciation) — the area and property type change with the strategy.
  2. Title due diligence: an attorney reviews the property's certificate of title history: owners, mortgages, liens, encumbrances. Never buy without this step.
  3. Purchase agreement (promesa): a preliminary contract fixing price, dates and a deposit (usually 10-30%).
  4. Currency registration: funds must enter Colombia through official channels and be declared as foreign direct investment with the Central Bank (Banco de la República, Form 4). This protects your right to repatriate capital and profits in the future.
  5. Deed and registration: signing before a notary and registration at the public instruments office. From that moment the property is yours.
