Laureles is one of the most sought-after areas to buy a home in Medellín: it’s flat, walkable, green and well connected to the rest of the city. This page brings together what you need to know before buying here — what a square meter costs, which areas to look at depending on your goal, and what we have available today.
Why buy in Laureles
- Central and flat: between downtown, the stadium and western Medellín, with quick access to Avenida Nutibara, Carrera 70 and Avenida 80, and close to the Estadio and Floresta metro stations.
- Real neighborhood life: the First and Second Parks, Carrera 70 and Avenida Jardín bring cafés, restaurants and shops within walking distance.
- More space for your money: much of the stock is in established buildings with large apartments, priced lower per square meter than El Poblado for comparable sizes.
- Steady rental demand: families, professionals, university students and foreigners who prefer an authentic neighborhood all look here. To get a feel for daily life, see Laureles between the First and Second Park.

As everywhere in the city, small apartments cost more per square meter than large ones: a studio bought to rent out can exceed COP 10 million per m², while a large apartment in a 1980s or 1990s building can sit below COP 6 million. Compare all four areas in our guide to the price per square meter in Medellín 2026.
Areas of Laureles: to live in or to invest?
| Area | Profile |
|---|---|
| Laureles (First and Second Park) | The heart of the neighborhood: circular streets, parks and life on foot. In demand both to live in and for furnished rentals. |
| La Castellana | Quiet and residential, at the higher end of the area’s price range. |
| Conquistadores | Next to the sports complex and Avenida 80. A wide mix, from large older apartments to recent projects. |
| Estadio | Beside the Atanasio Girardot stadium and the Estadio metro station. Practical if you get around by public transport. |
| El Nogal and Los Almendros | Established residential pockets with large apartments. |
To live in, most buyers look for 80–150 m² apartments in buildings with a doorman, near the parks. To invest, compact units near Carrera 70 and the First Park are the easiest to rent out, whether as furnished monthly rentals or long-term leases. If you’re thinking about nightly rentals, read our guide to buying an apartment for short-term rental first: not every building or zone allows it.
