Buying in Colombia · OCTOBER 16, 2026

Price per square meter is the quickest way to compare properties of different sizes and to tell whether an asking price is in line with the market. For this guide we analysed 594 sale listings of apartments and houses published on Fincaraíz and Metrocuadrado, Colombia’s main property portals, reviewed on 16 October 2026 across the four areas where we work. We then checked them against the latest reports from Metrocuadrado and Ciencuadras. All figures are in Colombian pesos (COP).

Important: these are asking prices — what sellers list on the portals — not closing prices or appraisals. The final price of a negotiation is usually somewhat lower. If you need a formal appraisal, for a mortgage for example, it must be done by an appraiser listed in Colombia’s Open Registry of Appraisers (RAA).

Lower end: La Aguacatala, Patio Bonito, Los Parra, Loma de San Julián, Oviedo and large apartments in older buildings. For houses, La Calera, La Concha and Las Lomas sit at the top, and much of the price reflects the land. See properties for sale in El Poblado and apartments for sale in Las Palmas.

How these compare with published reports

In September 2026 Metrocuadrado published a report with August asking prices by municipality, socioeconomic stratum (estrato) and size. Its figures, in COP millions per m², are a useful cross-check:

SizeEstratoMedellínEnvigadoSabaneta
Under 50 m²3 – 45.859.367.08
Under 50 m²5 – 612.2716.508.52
50 – 100 m²3 – 46.507.977.18
50 – 100 m²5 – 68.929.297.69
100 – 200 m²3 – 45.136.966.25
100 – 200 m²5 – 67.728.586.49

Ciencuadras reported first-half 2026 averages of COP 7.46 million per m² for resale apartments in Envigado, 6.50 million in Sabaneta and 6.47 million across Medellín. Those averages cover every stratum in each municipality; our figures focus on the areas where we work, which are among the most sought-after, so they come out higher.

Why small apartments cost more per m²

A small apartment has almost the same expensive elements as a large one — kitchen, bathroom, finishes, parking — spread over fewer meters, and it’s the favourite product of investors who want to rent. That pushes its price per m² up. According to Metrocuadrado, in Medellín’s estratos 5 and 6 apartments under 50 m² cost 59% more per m² than those of 100–200 m². Always compare properties of a similar size.

Method: we removed duplicate listings, land plots, commercial units, “from” prices of off-plan projects and listings with obviously wrong data. Ranges run from the 25th to the 75th percentile of each group. We update this guide every quarter.
