Las Palmas is the corridor on Medellín’s eastern hillside, above El Poblado and Envigado, along the road that links the city with José María Córdova airport. It’s a favourite for buyers who want panoramic views, buildings with good shared amenities and a slightly cooler climate, without moving far from El Poblado. Here’s what to know before you buy.
Why buy in Las Palmas
- Views over the valley: many buildings are high-rise towers with open city views, especially on the upper floors.
- Buildings with amenities: much of the supply is recent gated complexes with a pool, gym, sauna or steam room and 24/7 security.
- Airport access: it sits on the road to Rionegro and the airport, which frequent travellers value highly.
- Close to El Poblado: by car you reach the Milla de Oro, the malls and El Poblado’s business district in a few minutes.
What to check before buying
- Getting around: this is a car or taxi area; it isn’t walkable like Laureles or Provenza, and the road gets busy at rush hour.
- HOA fees: buildings with lots of amenities usually have higher monthly fees (cuota de administración). Include them in your numbers.
- Municipality: the area has properties on the Medellín side and on the Envigado side. The municipality sets the property tax and the land-use rules, so confirm where the property is.
- Short-term rental: if you plan to rent by the night, the building’s bylaws and the zone must allow it. Read the short-term rental rules in Medellín.
