Medellín recently posted the highest price-per-square-meter growth among Colombia's major cities, and international buyer interest keeps climbing. If you're considering investing, here's what you need to know.
Can a foreigner buy property in Colombia?
Yes — with the same rights as a Colombian citizen. You don't need a visa or residency: a valid passport is enough. The key is doing the process correctly, especially the currency registration.
The purchase process, step by step
- Search and selection: define your goal (residence, short-term rental, long-term rental, appreciation) — the area and property type change with the strategy.
- Title due diligence: an attorney reviews the property's certificate of title history: owners, mortgages, liens, encumbrances. Never buy without this step.
- Purchase agreement (promesa): a preliminary contract fixing price, dates and a deposit (usually 10-30%).
- Currency registration: funds must enter Colombia through official channels and be declared as foreign direct investment with the Central Bank (Banco de la República, Form 4). This protects your right to repatriate capital and profits in the future.
- Deed and registration: signing before a notary and registration at the public instruments office. From that moment the property is yours.
Costs and taxes to budget
- Closing costs: roughly 1.5-2.5% of the value (notary, registration — customarily shared with the seller).
- Annual property tax (predial): municipal tax based on cadastral value (typically 0.5-1.1% per year).
- Income tax: rental income generated in Colombia is taxed in Colombia; treaties and proper planning optimize it. Work with a local accountant.
Where to invest: three strategies
El Poblado — liquidity and short-term rental
The most liquid market and the favorite for tourist rentals. Ideal to buy and operate on Airbnb (verifying RNT registration and building bylaws).
Envigado — premium appreciation
Prices 15-25% below El Poblado with superior quality of life and appreciation above the national average. Profile: wealth preservation and family rentals.
Sabaneta — entry ticket and growth
The fastest-growing area in the south: new projects from roughly $90,000-115,000 USD with growing rental demand. Profile: first investment and yield.
Common mistakes foreign buyers make
- Bringing money in without currency registration (complicates future repatriation).
- Buying without title due diligence or on "verbal promises".
- Not verifying the building allows tourist rentals before buying for Airbnb.
- Paying "foreigner prices": always benchmark the price per m² with a local advisor.
